A paper has been published in the Journal of Architecture and Planning (Transactions of AIJ)
A peer-reviewed paper based on the master’s thesis of Yohei Kawaguchi, our 2024 master’s graduate, has been published in the Journal of Architecture and Planning of the Architectural Institute of Japan. The title of the paper is “THE QUANTIFIED LONG-TERM BENEFITS OF GREENING IN PRIVATE REAL ESTATE: Focus on cases from the planned development design system in Tokyo.” Co-authored by Yohei Kawaguchi, Kaori Isawa, Hiroyuki Hasada, Uko Watanabe, and Yudai Honma, the paper was accepted on August 8, 2025, and published in the November 2025 issue.
In this study, we conducted a mathematical analysis of developers’ project viability regarding greening in private real estate development, focusing on both floor area ratio (FAR) relief granted under the Comprehensive Design System and the long-term benefits that affect future profits and asset value. By modeling the relationship between greening rates and profitability using actual development cases in Tokyo, this study is notable for its quantitative assessment of the long-term benefits of greening—a topic that has often been discussed based on empirical rules.
